German real estate laws offer investors one oft he most secure buying processes in Europe. Larger investments in Berlin can be financed through German banks, however up until now it has proved difficult to secure finance for the smaller investor. The advent of the recent sub prime mortgage problems, German banks are very conservative with regards to LTV (Loan to value) mortgages.

Some German banks are prepared to finance smaller purchases up to a maximum LTV of about 60%. Offers of finance are subject to usual conditions, proof of income, etc. However, we will introduce you to variety of German lenders.

With this in mind, please see below a list of required paper work that will be required in order to process your application.

1. Be prepared

If you want to finance your mortgage through a mortgage, please contact your property consultant. You will need to open a German bank account to receive your rental returns and to pay your monthly mortgage instalments.

Please be aware that a maximum of 50% of the purchase price is available for a mortgage.

2. Required documents*

  • Copy of your passport/s
  • Original, self assessment form, filled out and signed
  • Last three pay slips
  • In case you are self employed, three latest annual account statements
  • P 60
  • Proof of fund/equity and if you own properties the land registry confirmation
